Selling real estate, like selling any other product needs identification of the strengths and weaknesses of the product and highlighting the same effectively for fetching a good deal. Saying too much or too less about the product will both lead to negative results and there is but a thin line of demarcation between success and failure in this regard.

    A poorly worded ad can ruin the sales and so too can an ad crammed with information. Either of this can make the buyer rule out the property even before reading further details. Below are few tips for effective advertising to attract buyers and convince them to buy the property.

    Tips for effective real estate advertising:

    • 2 seconds will make or break the deal : The header must be attractive enough to make him read the other details listed below and it is this 2 seconds that usually makes or breaks the deal. Keep it simple and catchy. Though old "house for sale" still works well.
    • Over sale and under sale :
      Keep the ad short and crisp. Too much or too less detailing will both ruin. The ad must have unique and positive aspects of the house or apartment. This is to make the reader contact you. So the key points alone are enough.
    • Point out key features :
      Draw as much attention to the living room, bed room, and kitchen and point out the key features and landscaping.
    • Prepare your property : Preparing the house or apartment is doing nothing big but these small hints can fetch a better value. Cutting the grass in the front lawn, fixing and mending those few holes etc may not take much time but the dividends are great.
    • Pics and videos : Attaching one good, balanced pic of your house showing its front after 'preparing' it is a great way indeed to good sale. 1 single pic is enough for newspaper ads. On the contrary online real estate classifieds demands more pics. Don't attach too many. Or if you are an internet savvy one good video clip will work so well.
    • Keep open mind for negotiations : Have an open mind for negotiations. Thus, a buyer can buy at a price he is willing to ? but for a counter offer like sale without repairs etc. this can increase prospective buyers.
    • Advertise on Classified Ad Sites: Post ads on classified ad sites. Many classified ads site offer real estate for sale, apartment for rent etc. Some of them will allow you post free classified ads e.g. webcosmo.com. Others like craigslist, yahoo classifieds will charge you some money for that. Posting your real estate classified ads online with classified ad sites will give your ads exposure to a bigger audience.
    • Open house : Now that all in our power is done there is another cheap but effective way of advertising. ?Inviting your neighbors 'and telling them that the house is for sale is a good way.
    • Other ways : Giving out several copies of flyers to friends and coworkers, and asking them to pass it around. Hiring a kid in the neighborhood to insert them in windshields, or paying the newspaper boy a little extra to slip it into the daily papers or mailboxes. Posting at supermarkets, church bulletin boards, the school bulletin boards. Word will go around'and the buyers will come.
